It comes down to how much there is. A whole home is a house removal: we survey it first, then give you a fixed price and a crew for the day. A few rooms, a flat share or a single large item is man and van work, charged by the hour, and usually the cheaper answer for anything under a full household.
Offices and commercial premises are their own job. The move is planned around your working week rather than ours, which usually means evenings or a weekend, and it is sequenced by department so the business is back up the next morning.
The rest are things you add on. Packing can be the whole house or just the kitchen and the glassware, which is where most breakages happen. Clearance is for what you are not taking with you. Storage bridges the gap when your dates do not line up.
What actually decides the price
Four things, in roughly this order: how much there is, how far it is going, how hard it is to get to the van at both ends, and whether you want us to pack.
Access is the one people underestimate. A third-floor flat with no lift is a different job from a bungalow with a driveway, even with identical furniture in it. Stairs, long carries from the door to the van, narrow lanes and restricted loading hours all add time, and time is what you are paying for.
Parking is worth sorting early. On a permit street or a red route you will need a suspension from the council, and they usually want a week's notice. It is a small piece of admin that stops a four-hour job turning into six.

Full house moves get a survey so the price is fixed rather than estimated. Smaller jobs we can price from the details.

The crew loads in unloading order, dismantles and rebuilds what needs it, and puts boxes in the room you labelled them for.
Common questions
How far in advance should I book a removal?
Two to three weeks is comfortable and gets you the choice of dates. Fridays and month-ends go first, because that is when most completions land. Short notice is worth asking about — it depends entirely on what is already in the diary.
Do you take furniture apart and put it back together?
Yes. Beds, wardrobes and flat-pack furniture are dismantled at your old place and rebuilt where you want them at the new one. Tell us in advance about anything built in or unusually large so the right crew and tools come.
What happens if my completion date moves?
Tell us the moment you know. In a chain dates slip, and re-booking a week out is straightforward. The night before depends on what else is committed, so early warning is genuinely worth something.
Are my belongings covered while you have them?
Goods in transit cover is included on every job. Ask us and we will confirm what applies to yours, and what you should declare if you are moving anything of unusual value.
