What a house clearance involves
A house clearance empties a property of everything that is no longer wanted, so it can be sold, let, handed back or lived in again. Sometimes that is a whole house. Often it is one part of one: a loft, a garage, a spare room that has been filling up for twenty years.
The work is mostly careful sorting and heavy lifting. Before anything leaves, we agree with you what is being kept, what is going to family, what can be reused and what is left over, so nothing that matters goes on the van by mistake.
End of tenancy, probate and downsizing
End of tenancy clearances run to a deadline: the keys go back on a set day and the deposit depends on the state of the place. Tell us the handover date when you enquire and we will plan backwards from it.
Probate clearances are different. There is rarely a rush, there is often a family deciding things between several people, and there are papers, photographs and small valuables that need finding before anything else happens. We work through a property room by room, set aside anything that looks personal or important, and do not move on until you have seen it.
Downsizing sits somewhere in between. Some things go to the new home, some to family, some to be sold or given away. We can do the move and the clearance as one job, which is usually simpler and cheaper than booking them separately.
What happens to everything
Things you are keeping go where you tell us: to your home, to a relative, or into storage until a decision is made.
Furniture and household goods in usable condition go to [charity or reuse partner] wherever they can.
Anything left over is removed by [registered waste carrier], and you receive a waste transfer note for your records.
What a clearance can include
- Whole houses, flats and single rooms
- Lofts, garages, sheds and outbuildings
- Sorting with you, room by room, before anything leaves
- Setting aside papers, photographs and personal items
- Moving kept items to a new home or into storage
- To be confirmedA swept, empty property at the end, ready for handover
How a clearance is priced
By volume and by access. A house with a clear drive and a ground-floor garage clears quicker than a top-floor flat with no lift, and a loft takes longer than the same amount of furniture in a lounge. Photos or a short video of each room are usually enough for us to price it.
Clearances start from £[amount] for a single room, and £[amount] for a typical [size] house.
The quote is a fixed figure for the job as described, agreed before we start.
How it works
- 1
Show us what is there
Photos, a video call or a visit. Tell us about access, and any deadline for handing the keys back.
- 2
Agree what stays and what goes
We set aside anything being kept, and anything personal we find along the way.
- 3
We clear it
Kept items to where they are going, the rest removed, and the property left ready for what happens next.
Common questions
Do I need to be there during the clearance?
Not for all of it. Most people walk round with us at the start to agree what is staying, then leave us to it. For a probate clearance we will keep aside anything that looks personal or important for you to look at before it goes.
Can you clear a property on the same day as a move?
Yes. Where someone is downsizing or moving into care, the move and the clearance can be one booking, with the kept items going to the new address and the rest dealt with at the same time.
What if we find something valuable?
It is set aside and shown to you. Nothing that looks like documents, photographs, jewellery, cash or keepsakes is removed without your say-so.
How quickly can you do a clearance?
Tell us your deadline when you enquire. End of tenancy and completion dates are fixed, so we plan the clearance around the date the keys have to go back.
Do you provide a waste transfer note?
Yes. A waste transfer note is issued for everything removed, from [registered waste carrier].
