Harpenden moves are typically four and five bedrooms with a loft, a garage and a garden that has its own furniture. The volume is what catches people out — a house like that is often two van loads, not one, and that is a scheduling question as much as a pricing one.

Access is usually the easy part: driveways, off-street parking and room to work. Around the common and the older roads off the High Street there are exceptions, with gravel drives and mature trees that decide which vehicle fits.
